Habitation Check in Torquay

A habitation check (often shortened to "hab check") is the annual safety and condition inspection of the living area of a caravan, motorhome or campervan. Where a vehicle's MOT covers the chassis and roadworthiness of a motorhome, the habitation check covers everything that makes it a place to live: the gas, electrical, water and heating systems, ventilation, fire safety, and the integrity of the body against water ingress. It is the single most important piece of routine maintenance a touring vehicle receives.

What's included

A thorough habitation check follows a structured inspection covering:

• Damp testing — moisture readings taken at multiple points around walls, floor, lockers and known ingress areas, and a check of all external seals and seams.
• Gas system — inspection of the gas supply, regulator, pipework and appliances; a soundness (tightness) test; and a check that appliances ignite and burn correctly.
• Electrical systems — both the 230V mains hook-up system and the 12V leisure system, including the consumer unit, RCD operation, battery condition and charging.
• Water system — fresh and waste systems, pump operation, taps and the water heater, with a check for leaks.
• Heating and ventilation — operation of the space and water heating, and a check that fixed ventilation is clear and adequate (critical for safe gas appliance operation).
• Fire safety — smoke and carbon monoxide alarms, fire extinguisher and fire blanket where fitted, and escape routes.
• Body integrity — windows, doors, rooflights, locker doors and seals.

The engineer provides a written report listing the condition of each system and any defects found, graded by urgency.

A habitation check typically costs around £150–£250 in the UK, depending on vehicle size, whether it's a caravan or motorhome, and your location. Mobile engineers and fixed workshops both offer them.

Frequency

Annually. Most manufacturers, insurers and trade bodies recommend a habitation check every 12 months. New vehicles often require an annual hab check to keep the manufacturer's body/water-ingress warranty valid.

Why it matters

The habitation check protects you on three fronts. Safety — gas leaks and carbon monoxide are genuinely dangerous in an enclosed living space, and the check verifies that appliances, ventilation and alarms are sound. Warranty — many manufacturers void the water-ingress warranty if annual checks are missed. Insurance — while not always a strict condition, a documented service history helps at claim time and is sometimes required.

DIY vs professional

Some checks an owner can sensibly do between professional visits (see our habitation check guide), but a full habitation check requires specialist equipment — a calibrated damp meter, gas testing gear — and the experience to interpret results. Gas work in particular must be carried out by a suitably qualified engineer. This is not a DIY job.

What to expect

A habitation check usually takes around two to three hours. A mobile engineer will need access to mains hook-up and a water supply where possible. At the end you'll receive a written report; if defects are found, the engineer will explain which need urgent attention and which can be monitored.
